Project Description: For the Planning Commission to consider the following application filed by Johanna Crocker of MLC Holdings, Inc.; a request to redevelop a 4.5-acre site currently occupied by a 53,450 square foot bowling alley and retail tenant spaces into a mixed-used development composed of 83-three-story townhomes, ten three-story live-work units fronting Imperial Highway. The subject site is generally known as 11459 Imperial Highway, located on the north side of Imperial Highway, west of Roseton Avenue and east of Firestone Boulevard (also known as Assessor’s Parcel Number (“APN”) 8023-008-004) in the General Commercial C-3 Zone. The project includes a request for: (1) Conditional Use Permit No. 2024-01 to permit mixed-use in the C-3 zone, (2) Precise Development Plan No. 2024-02 to permit the construction of a three-story mixed-use development and associated site improvements, (3) a Tentative Tract Map No. 084624 to subdivide the lot into a condominium tract map and (4) Director Approval Request No. 2025-05 to permit a new wall/fence within the front setback area along Gettysburg Drive.
Environmental Review Information: Pursuant to the California Environmental Quality Act (CEQA), this project will not have a significant effect on the environment per Section 15332 (In-Fill Development Projects) of the CEQA Guidelines. Section 15332 involves in-fill development within urbanized areas. The project consists of a mixed-use development of townhomes and live-work units on a 4.5-acre site.
Public Comment: Interested persons are invited to attend this hearing and be heard regarding this matter. Written comments may be submitted to the Community Development Department prior to the time set for the hearing. If you challenge the proposed matter, you may be limited to only those issues raised at the public hearing described in this notice, or in written correspondence delivered prior to the public hearing.
